Simon leaves a trail of disgruntled investors, neighbours and suppliers in his wake, along with numerous unfinished HMO projects.

One of Simon's "models" is for a modest (£40-60k) fee he will source a property for an investor, the premise being he will turn it into an asset that provides "generational wealth", "up to £10k a month" or other enticing spiel.
The property is financed with Bridging Loans until works are completed, at which point a mortgage is raised on the property with the assumed uplift in value.
The reality is that these houses are indiscriminately gutted, work grinds to a halt, and investors are left with a shell that will cost them thousands to bring in to a mortgageable state, let alone a rentable one. Meanwhile, Simon is on TikTok and Instagram pulling in more investors.
Numerous developments have stalled, some being empty for months or years. Simon has been removed from building projects and been subject to legal action.
